ALL Financial Institutions Do Not Loan on Property with Acreage and Barns. 

Some stay strictly with Sub-Division Type Homes on Small Lots.


As a beneficial course of action for the Buyer and as a courtesy to any Owner, before making an appointment to view any property, the Buyer should be pre-approved for a loan or provide proof a loan is not necessary. I will be more than happy to explain and help with this process.  Approval will provide the Buyer with the power to know what the financial institution will do for the Buyer personally, with regard to any property you may select. It is my understanding the majority, if not all, of this process can be done by phone, fax and mail. I have personally closed contracts where the lender and Buyer never met.

Different types of Financial Institutions (i.e. Mortgage Companies, Banks, Credit Unions, etc.) process loans differently.   Some lending institutions will even take a second on half the down payment.
